  • What does a channel partner actually do?

    A channel partner is appointed by the developer to sell a project. We are not a listing portal. Every project listed on this site is inventory a builder has authorised us to sell, which is why we can talk about it in detail rather than repeat what we found online.

    In practice that means we can get you the current price list, what is genuinely still available in a tower, and a site visit. That is usually faster than a general enquiry form on the builder’s own site.

    We also do resale. If you are buying from a current owner rather than a builder, or selling a home you already own, that is work we take on as well. It runs differently from a builder purchase and the fee works differently too. The next answer covers who pays.

  • Do I pay you a brokerage fee?

    Not as a buyer, on either kind of deal.

    On a builder project we are paid by the developer, so our fee already sits inside the price you are quoted. It is the same price you would pay walking into the site office yourself.

    On a resale the seller pays the commission. So if you are buying an existing home through us, you still pay us nothing.

    If anyone tells you otherwise about a property we introduced you to, call us before you pay anything.

  • Which developers do you work with?

    Godrej Properties, Sobha, ACE Group India, Irish Infrastructure, County Group and Saya Homes have live listings with us. We also hold partner relationships with Tata Housing, Prestige and Artham, which currently have no project listed on this site.

    Every project we can sell is on the projects page. If it is not listed there, we are not currently selling it.

  • Which areas do you cover?

    In Delhi NCR: Noida, Greater Noida and Greater Noida West, plus Ghaziabad, including Indirapuram and Wave City, and the Yamuna Expressway corridor. And now Raipur, Chhattisgarh, where our second office is.

    The builders we sell for build across India, and we follow them into new markets rather than the other way round. So the list grows, but one thing does not change: we do not pretend to know markets we do not work in. Ask us about one and we will say so rather than guess.

Site visits and the buying process

  • How do I arrange a site visit?

    Call or WhatsApp us, or send the enquiry form on any project page. It all reaches the same people. We operate seven days a week, and most site visits happen at weekends because that is when show flats and sample apartments are staffed.

    Tell us which projects interest you and roughly when you are free. We will confirm the developer’s slot and the meeting point.

  • Can you show me more than one project in a day?

    Usually yes, and it is the sensible way to do it. Two or three projects in the same corridor in one visit tells you far more than one project seen on its own.

    Say so when you enquire so we can plan the route and book the slots in the right order.

  • What happens after I enquire?

    We call you to understand the budget, the configuration and the timeline you are working to, and we tell you honestly which of the listed projects fit and which do not. Then we arrange visits.

    If you decide to proceed, the booking is made with the developer directly and the payment goes to the developer, never to us.

  • Will you push me toward one particular project?

    We are paid the same whichever project you buy, so we have no reason to steer you to one over another. What we will do is set out the trade-offs. Possession timeline, how settled the location already is, price per square foot against the rest of the sector. Then you weigh them.

RERA and legal checks

  • Are the projects on this site RERA-registered?

    Every project we sell is a registered project. Where we hold the registration number it is printed at the bottom of that project’s page, and it is the number you should check.

    For some listings we have not yet been given the number by the developer, and we would rather show nothing than show a number we cannot vouch for. Ask us and we will get it from the developer before you visit.

  • How do I verify a RERA registration myself?

    Go to the UP RERA portal at up-rera.in and search the registration number, or the project and promoter name. The portal shows the registered project details, the promoter, the sanctioned plan and any complaints on record.

    Do this yourself rather than taking anyone’s word for it, ours included. It takes two minutes and it is the single most useful check a buyer in Uttar Pradesh can make.

  • What should I check before I book?

    The RERA registration and its validity. The possession date as registered, not as quoted to you verbally. The carpet area as against the saleable area. What the quoted price includes, and what is charged on top: GST, stamp duty, registration, IFMS, maintenance and parking. And the payment schedule.

    Ask for all of it in writing from the developer. Any channel partner who discourages you from doing that is the wrong channel partner.

Payment and home loans

  • What payment plans are available?

    It varies by project and it changes: construction-linked plans are the most common on under-construction inventory, and developers run possession-linked or down-payment offers at particular points in a launch.

    We have deliberately not published booking amounts or payment schedules here, because a figure that is three months stale is worse than no figure. Ask us for the current plan on a specific project and we will send you the developer’s live payment schedule.

  • Do you help with home loans?

    We introduce you to the banks and housing finance companies already empanelled on the project, which usually means a faster approval because the project and the title are pre-approved with that lender.

    We are not loan brokers and we do not quote interest rates or promise sanctions. The lending decision, the rate and the paperwork are between you and the bank.

NRI buyers

  • Can NRIs buy property in Noida?

    Yes. Under FEMA, non-resident Indians and Overseas Citizens of India can buy residential and commercial property in India without needing approval from the Reserve Bank of India. The restriction is on agricultural land, plantation property and farmhouses, which cannot be purchased.

  • What do NRIs usually need to complete a purchase?

    In practice: a valid passport and OCI card where applicable, a PAN card, and an NRE, NRO or FCNR account to route the payment through. Payments must come through normal banking channels, never cash.

    If you cannot be in India for registration, a Power of Attorney to someone you trust, executed and attested correctly at the Indian consulate in your country, is the usual route. Get the wording checked by a lawyer before you sign it.

  • Can you handle a purchase if I am overseas the whole time?

    Largely, yes. We can do video walkthroughs of the actual unit and floor, send the developer’s live price list and payment schedule, and coordinate with your Power of Attorney holder in India for the paperwork.

    We will still tell you honestly when something needs a person physically present.
