Jewar Airport Is Open. What It Changes for Property in Delhi NCR

Noida International Airport at Jewar is flying. What is open, what is still only on paper, and what that honestly tells you about buying property nearby.

For years this airport was something people talked about in the future tense. It is not any more. Noida International Airport at Jewar, in Gautam Buddh Nagar district, is licensed and flying.

That changes the conversation. You no longer have to guess whether it will happen. You can look at what is actually there, and at what is still only on paper, and decide with your eyes open. Here is where it stands.

1. What Is Actually Open

  • The DGCA granted the aerodrome licence to Yamuna International Airport Pvt Ltd on 6 March 2026, under Rule 78 of the Aircraft Rules, 1937.
  • The Prime Minister inaugurated Phase 1 on 28 March 2026. That was the ceremony. Commercial flights did not start that day.
  • Commercial operations began on 15 June 2026. IndiGo flew first, with five routes. Akasa Air followed on 16 June 2026, with two.
  • Phase 1 is built for 12 million passengers a year. It has one runway, 3,900 metres, rated CAT III-B, and a terminal of roughly 101,590 square metres. The stated plan is to grow the airport to 70 million passengers a year by 2040.

Those four points are not all the same kind of thing, and the list keeps them apart on purpose. An airport that is licensed and carrying passengers is a fact you can stand on. A capacity figure for 2040 is a plan.

2. Getting There Is Still by Road Only

This is the part most articles about Jewar skip, and it is the part that will affect your daily life the most.

As things stand there is no metro to the airport, no RRTS, and no rail link of any kind. Access is by road, along the Yamuna Expressway. From Pari Chowk that is roughly 45 to 55 minutes, traffic permitting.

The Aqua Line spur to the airport has a finalised detailed project report. Construction has not started.

So if you are buying near the airport partly because you expect to reach it by train, you are buying a plan, not a service. Ask when construction actually begins before you pay for that expectation. The same test applies to any road or metro line quoted to you in a sales pitch.

3. What Is Announced but Not Confirmed

Airlines and timelines at a new airport move around, and the first year is where that shows.

  • Air India Express announced it would fly from Jewar, then withdrew before launch, citing cost pressures.
  • International flights have been targeted for September 2026. That is a target. It has not been confirmed, and we will not treat it as though it has.

Route maps get printed in brochures long before aircraft turn up. If a particular flight matters to your decision, check whether it is on sale, not whether it has been announced.

4. What This Does and Does Not Tell You About Property

Here is the honest version, and it is shorter than the usual one.

What is true: there is now a working airport at Jewar, the Yamuna Expressway that serves it already exists, and the land around it is being planned as an aerotropolis with logistics, industrial and business zones. Those are things you can go and look at.

What we will not tell you is what any of that does to the price of a specific flat, this year or in five years, because nobody honestly knows. Anyone quoting you a percentage rise or a multiple on your money is guessing and dressing it up as analysis. Judge a purchase on what is built, what is registered, and what you can afford to hold.

Pro Tip: Before you price in the upside, check two things: the completion date the builder has declared on UP-RERA, and the published timeline for the road, metro link or airport phase you are counting on. An announcement moves asking prices, but only delivery moves value. That check applies to projects by Godrej Properties as much as to anything else.

5. The Corridors People Ask Us About

These are the areas buyers raise most often when Jewar comes up. What follows is what is there, not a forecast.

a) Yamuna Expressway

  • The corridor the airport sits on, and the road you will use to reach it. Plots and apartments here are generally priced below the built-out Noida sectors.
  • We list ACE Terra and ACE Estate in Sector 22D on this stretch.
  • It is the least built-out of the three. Check what is finished around a site today, not what is drawn on the master plan.

b) Sector 150, Noida

  • A sports-city sector with a high share of open space, and the address for Godrej Palm Retreat and Godrej Nurture.
  • Further from the airport than the Yamuna Expressway sectors, and further along in construction and occupancy.

c) Greater Noida

  • A mix of affordable and mid-segment housing, with the Yamuna Expressway and the wider expressway network on the doorstep.
  • Established schools, hospitals and universities are already running here, which is not yet the case immediately around the airport.

6. So Is Now a Good Time to Buy?

That depends on what you are buying it for, and we would rather ask you than tell you.

If you want a home to live in, the questions are the ordinary ones. Can you get to work. Is the school run sane. Is the builder delivering. Does the payment plan fit your income.

If you are buying to let, ask who the tenant is going to be and where they will work, and get an answer with a name in it rather than a trend in it.

Final Thoughts

The airport at Jewar has moved from a promise to a place with flights leaving it. That is genuinely new, and it is worth understanding properly. What has not changed is that there is still no train to it, that a 2040 capacity figure is a plan rather than a fact, and that nobody can honestly tell you what any of this does to the price of a particular flat.
