5. Noida International Airport at Jewar Is Now Open

The airport at Jewar is no longer a plan. It received its aerodrome licence from the DGCA on 6 March 2026, Phase 1 was inaugurated on 28 March 2026, and commercial flights began on 15 June 2026.

What is actually there, and what is not:

  • Phase 1 is built for 12 million passengers a year, on one runway. The stated plan is to reach 70 million a year by 2040.
  • Access is by road only, along the Yamuna Expressway. There is no metro, no RRTS and no rail link to the airport. The Aqua Line spur has a finalised project report but construction has not started.
  • International flights were targeted for September 2026. That target has not been confirmed, so treat it as a target.

The airport working is a fact. What it does to the price of a particular flat is not something anyone can honestly tell you, and we are not going to try.

6. Renting It Out, Realistically

If the plan is to let the property rather than live in it, the useful work is specific rather than general.

Questions worth answering before you buy:

  • Who is the tenant. Name the employer or the college they would be attached to, and check how far it is from the front door.
  • What comparable flats in that same tower or sector are actually being let for right now. Ask us and we will find out, rather than quoting you a citywide average that fits nothing.
  • What comes off the rent before it reaches you: maintenance, property tax, and the months the flat sits empty between tenants.

Do that on a specific unit and you will have a real number. Any yield percentage quoted for a whole city is an average of properties you are not buying.
