Top 5 Prime Locations for Property Investment in Delhi NCR
Five parts of Delhi NCR worth a look: Noida, Greater Noida, Ghaziabad, the Yamuna Expressway corridor and Greater Noida West, and what is actually in each.

Delhi NCR is not one market. It is several, sitting next to each other, and they behave differently. A sector with finished roads and occupied towers is a different proposition from open land with a master plan on it, even when the two are twenty minutes apart.
At Aksa Realty we work in Noida, Greater Noida and Greater Noida West, in Ghaziabad including Indirapuram and Wave City, and along the Yamuna Expressway corridor. Those are the five areas below. We have picked them because we work in them and can take you around them, not because we can tell you what they will be worth later. Nobody honestly knows that.
1. Noida: A Hub of Modern Infrastructure and Lifestyle
Noida is the most built-out of the five. Planned sectors, wide roads, working metro, and offices that are occupied rather than announced.
Key Highlights:
- Connected to Delhi by the DND Flyway and the Noida-Greater Noida Expressway, with a metro network running through the city.
- A working corporate base. Sectors 62, 63, 125, 126 and 127 hold IT parks and multinational offices, and people already commute to them daily.
- Both mid-segment and premium housing, from Sector 150 out toward the Expressway sectors.
If you want somewhere that already works rather than somewhere that is scheduled to, Noida is the shortest list.
2. Greater Noida: The Wider Grid
Greater Noida was planned with more land and wider roads than Noida, and it is still filling in. That is the trade-off in a sentence: more space and lower prices, less that is finished around you.
Key Highlights:
- The Yamuna Expressway and Noida International Airport at Jewar, which has been carrying commercial flights since June 2026.
- Prices per square foot are generally lower than in the built-out Noida sectors.
- A real university and college cluster, which is why the rental market here is largely students and staff rather than corporate tenants.
Go and see how much is actually finished around a specific address before you commit to it. In this part of NCR that varies enormously from one sector to the next.
3. Ghaziabad: A Budget-Friendly Option with Two Very Different Halves
Ghaziabad covers settled, fully occupied neighbourhoods and brand-new townships at the same time, and they are not the same buy.
Key Highlights:
- Connected by the Delhi-Meerut Expressway, NH-24 and an extensive metro network.
- Indirapuram is built out and lived in. Schools, markets and hospitals are already there, and Saya Gold Avenue sits in Vaibhav Khand.
- Wave City on NH-24 is a newer township on the other end of that scale, where we list Jade County.
Ghaziabad suits you if you want to be near Delhi without paying Noida prices, and you are willing to look hard at the specific pocket rather than the city name.
4. The Yamuna Expressway Corridor: The Newest Ground
This is the stretch running south past the airport, and it is the least developed of the five. That cuts both ways.
Key Highlights:
- The corridor the new airport sits on, reached from Pari Chowk in roughly 45 to 55 minutes by road. There is no metro or rail link to the airport yet.
- Sector 22D is where we list ACE Terra and ACE Estate.
- Entry prices are lower here than in Noida or Indirapuram, because much less has been built.
Be honest with yourself about the timeline. Buying here is buying into a place that is still being made, so it needs to be money you can leave alone and a commute you can genuinely live with.
5. Greater Noida West: Where the Volume Is
Greater Noida West, which everyone still calls Noida Extension, is where a large share of NCR’s mid-segment housing supply has gone.
Key Highlights:
- Dense apartment stock aimed at first-time buyers and young families, at prices below both Noida and Indirapuram.
- Markets, schools and clinics are largely in place, because the towers filled up years ago.
- The Aqua Line extension into Greater Noida West is not built. Road access is what exists today, so test the commute yourself at the hour you would actually drive it.
- We list Irish Platinum in Sector 10.
What to Weigh, Whichever One You Pick
The same three questions do most of the work in all five areas.
- What is finished within walking distance of the address today. Not on the master plan. Today.
- What the builder has declared on UP-RERA: the registration, and the possession date as registered rather than as quoted to you verbally.
- What the full cost is. Stamp duty, registration, GST where it applies, IFMS, parking and maintenance sit on top of the headline price, and they are not small.
